Landlords in the north of England and Wales are the worst at responding to maintenance, management or emergencies, it’s being claimed.
Property management firm Adiuvi says these are the regions where landlords are least likely to have out-of-hours (OOH) cover.
In Wales some 65.4% of landlords operate without support outside standard hours.
This is followed by the North West, where 61.2% and the North East at 61.0%.
London also sees over 60%.
Landlords in Scotland are the most likely to have some level of out-of-hours support, with only 45.3% reporting no cover. Northern Ireland follows at 47.1%, while the East of England comes in at 50.5%.
An Adiuvo spokesperson says: “Any landlord knows that property issues don’t stick to office hours. A boiler failure on a freezing night or an overnight water leak isn’t just inconvenient, it can escalate into a full-blown emergency before morning.
“Yet far too many landlords are still gambling with no safety net in place when these crises strike.
“The consequences of lacking out-of-hours cover aren’t just about discomfort, they can be catastrophic. A slow response can mean thousands in additional damage, legal liability, and in worst-case scenarios, serious risks to tenant health and safety. In an age of social media and online reviews, one mishandled emergency can permanently damage a landlord’s reputation, or even lead to regulatory scrutiny.”
