Evictions NOT increasing ahead of Renters Rights Act

Suggestions that Section 21 evictions are rising ahead of the Renters Rights Act are untrue says the National Residential Landlords Association (NRLA). 

In a briefing note for the industry the association cites 2025 government data showing that 28,112 possession claims were brought to the county courts in England following the issuing of Section 21 notice to a tenant (known as the ‘accelerated’ procedure). 

This is the lowest it has been since 2022.

In the final quarter of 2025 (when the Renters Rights Act formally completed its passage through Parliament) some 6,367 claims were brought under the Section 21 route. 

This is the lowest number since the final quarter of 2022. 

The government’s most recent homelessness data shows that in July-September 2025 the number of households threated with homelessness due to Section 21 notices was down 18.6% compared with the same period the year before.
