Council boasts of 33 landlord prosecutions in just one year

Liverpool council says it successfully conducted 33 prosecutions on rogue landlords during 2024.

The last one was against SRA Property Ltd and its director, Sheikh Ryhan Allen Miah who were fined for 23 offences under HMO Management Regulations.

The sentencing hearing in Liverpool was heard just before Christmas in the absence of both the company and director who failed to attend the hearing but had previously pleaded guilty.

SRA Property Ltd was handed fines totalling £37,973.43, and the company director Sheikh Ryhan Allen Miah was given fines totalling £13,991.14.

The breaches included defective fire detection equipment, defective fire doors, serious trip hazards, and other disrepair found during inspections at two properties in Liverpool in September 2023.

The company and director were served an enforcement notice and given an opportunity to remedy the disrepair, but they failed to comply. The presiding judge described the breaches as “extremely serious” and said the director financially benefited from the properties yet did not maintain the basic safety measures.

The 33 prosecutions by Liverpool council in 2024 involved 11 Civil Penalty Notices.

A council spokesperson says: “I’m delighted with this outcome. Bad landlords ruin lives and damage communities. The city council is determined to ensure all tenants in privately rented homes are safe and this case, and others from this year, highlight our commitment. This result sends a clear message to negligent landlords who put tenants’ health and safety at risk that their malpractice will not be tolerated.”
